When you’re investing in a home renovation or redesign, it’s easy to second-guess your choices. Will this pay off? Am I wasting money? Will anyone else see the value?
As an interior designer working across Essex, London, and Suffolk, I’ve always known that great design adds financial value and not just emotional or lifestyle returns. But recently, I got to experience this for myself, not as a designer, but as a homeowner.
We recently put our own house on the market after a full renovation and reconfiguration and the results shocked even the estate agents.
“Wow! There’s nothing like this on the market anywhere.”
“It’s rare to see a home so beautifully finished and so well-balanced.”
Three different valuations later, the verdict was clear: even when you factor in all renovation and refurbishment costs, we’d still increased the home’s value easily by a solid 20% return on investment.
So what made the difference?
These are the 5 key strategies I used and that I would recommend to every client looking to increase the value of their home while creating a space that’s beautiful to live in.
1. Not just Interior Design, but Architectural Features: Elevate the Structure, Not Just the Style
If you’re renovating, consider what structural changes could give your home a more high-end feel. In our case, the landing felt dark and cramped due to flat ceilings. We replaced them with vaulted ceilings – instantly creating height, light and a sense of grandeur.
Architectural details like dormers, vaulted ceilings, rooflights, and even repositioned doors can completely change the feel of a home, and in turn, its perceived value.
2. Space Planning: Bigger Isn’t Always Better
Think a five-bedroom home always sells for more than a four-bedroom? Think again.
If each room is compromised, buyers notice. They don’t want to choose between a double/king-sized bed or wardrobes! How can a potential buyer imagine themselves living in this space if they know they have nowhere to put their clothes? They want a room that feels spacious, functional, and elegant.
In our home, we extended the roof but kept the same number of bedrooms that were now enlarged and much more appealing. We made every room work, with proper storage, flow, and breathing space. That decision added more value than cramming in awkward extras.
3. Balanced Décor: Forget “Neutral”—Design with Personality
It’s a common myth that neutral interiors are best when selling. But when everything you ever see is beige, nothing stands out.
Now I am not suggesting you paint red all over the walls as that would be worse than a blanket of beige or grey. Buyers are increasingly drawn to homes that feel memorable and can open their eyes to an elevated lifestyle. Our interior design used layered colour palettes, textures, and bespoke finishes to showcase a lifestyle that was warm, luxurious and livable. We made bold, thoughtful choices and buyers responded.
So go ahead: use that rich green, that deep terracotta, that velvet wall covering. Infuse your decor with personality and tell a story.

4. Value-Holding Features: Invest in Lifestyle-Led Design
Whilst we did not accommodate this whole list into our house, the following features always make a strong impression and will stand out amongst a crowd. Think:

🏠 Outdoor kitchens
🎞️ Bespoke joinery
🎥 Media walls
⬆️ Vaulted ceilings
🧹 Beautiful utility or laundry rooms
We invested in a large open-plan kitchen/living/dining room with smart lighting, a dormer loft extension, a media wall and high-spec joinery throughout. These are features that feel luxurious, creating lasting enjoyment and potentially a whole new experience for the next homeowner.
5. Curb Appeal: Make Them Want to Step Inside
First impressions count. If your exterior isn’t inviting, buyers may never make it through the door.
We updated our windows, replaced the front door with a black architectural style, and added gentle landscaping to soften the approach. These details signalled to buyers that the house was cared for and beautifully designed, before they even crossed the threshold.
The Bottom Line? Great Interior Design Pays Off
We didn’t just create a beautiful space, we solved every issue. The house was once dark, cramped and unbalanced. Now, every room has purpose and elegance. It’s practical, luxurious, and market-ready.
And the best part? The market noticed.
